Every payout is a puzzle
Splitting every deposit by hand
Airbnb deposits $2,847.50. What's income? What's tax? What's the service fee? You're splitting it by hand, every single time.
Multi-platform chaos
Airbnb, VRBO, and Booking.com all report differently — different payout formats, different fee structures, different ways of handling adjustments and multi-payout reservations. Figuring out the right approach for each OTA is half the battle.
Month-end dread
You just want to close your books and move on. Instead, you're spending hours reconciling payouts, chasing mismatches, and rebuilding journal entries. Another month, another late close.
How it works
Three steps to balanced books
Upload
Export your payout CSV from Airbnb, VRBO, or Booking.com and drop it in. We detect the format and parse every line.
Review
Every line item is categorized automatically — income, fees, taxes, adjustments. You verify in seconds.
Post
Approve and post balanced deposits straight to QuickBooks. Then match each deposit against your bank feed in QuickBooks for final confirmation. If something doesn't look right, you catch it here before it's locked in. Books done, month closed.
Built for STR accounting
The details your accountant will love
Edge Case Handling
Clawbacks, resolutions, VRBO netting, Booking.com separate billing — the messy scenarios that eat hours of your time and that reservation-level tools can't handle. Host Ledger processes them automatically.
Automatic Categorization
Every payout is broken into income, fees, taxes, and adjustments automatically. Upload a CSV or connect your PMS — Host Ledger figures out the rest.
Confidence Scoring
Every categorization gets a confidence score. Low confidence payouts are flagged for your review.
Multi-Property, Multi-Platform
Manage properties across Airbnb, VRBO, and Booking.com from one dashboard. Per-property account mappings and QBO classes keep everything organized.
Smart OTA Detection
Drop any CSV — the OTA and format are detected automatically. No manual selection required.
Audit Report
Download a detailed breakdown for every processed payout. Income, fees, adjustments, and categorizations—all exportable for your records or your accountant.
Built by an operator

I built this because I was tired of the same monthly headache.
I'm James — 15 years in fintech, 5 STR properties across owned and arbitrage models. Every month I'd sit down to reconcile my payouts and lose hours matching deposits to reservations, splitting out fees and taxes, and chasing down adjustments that didn't add up.
I knew there had to be a better way. So my co-founder Erik and I built one.
Host Ledger started as a tool to fix my own books. It worked well enough that we decided to open it up.

Questions
Before you ask
Will this mess up my books?
You review every entry before it posts. Nothing goes to QuickBooks without your approval. And if something doesn't look right, you can undo any deposit from within Host Ledger at any time.
Is my data safe?
Your data is stored encrypted. We use OAuth for Hospitable and QuickBooks connections — we never see or store your passwords.
What if I use a bookkeeper or accountant?
Host Ledger works great alongside your bookkeeper. They'll love the line-level detail and balanced deposits — it saves them time too. Just invite them to review before posting.
Do I need to change my chart of accounts?
No. Host Ledger maps to your existing QuickBooks chart of accounts, classes, and vendors. You set up the mapping once and we use it every time.
